Activities
In our senior/adult buildings activities are planned to enhance the lives of our tenants such as games and seasonal activities. There is also FREE city bus service to Superstore and the Moose Jaw Co-op.
Check with our office or in the buildings to view the current activity calendars and bus service.
Tenant Associations
There are active Tenant Association boards in our senior buildings they are a great way to be active and create opportunities for yourself and other tenants in your building! We encourage tenants to get involved and make a difference! For more information about the associations contact the Tenant Services Officer for MJHA at 306-694-4055.

Pest Infestations

Report all infestations of pests such as ants, bedbugs, etc, as soon as you are aware of them. See the forms tab in the menu for downloadable info sheets and recommended cleaning lists. MJHA will make arrangements to have an expert pest treatment company investigate and deal with infestations. The tenant will be notified and involved in any action that is deemed necessary. Tenants will need to combine their efforts with the pest experts and the MJHA to take the necessary steps to manage the prevention and spread of insects.
Moving Out of MJHA

If a tenant plans to move out, they are required to give us one calendar month’s notice. This means that we have to receive notice by the 1st of the month for notice to move out at the end of the current month. Notice can be given over the phone, email, traditional mail, fax, or in person. You can certainly give more than one months notice if you are able to as well. With not enough notice a tenant could potentially be required to pay rent for the next month.
It is important to contact the office as soon as possible to discuss moving out with your tenant relations officer. Once we are notified of your moving out there will be a vacate form to fill out and sign. We will require a following address for any documents we might need to send to you after your tenancy ends. When you come to fill out the form we will provide you with a moving out cleaning checklist. This checklist can be found under the forms tab here on our website as well. At that time we will also schedule your move out inspection of your suite. Typically this is done on the last day once everything is cleaned and moved out. This allows you to do a walk through with a caretaker to look for damage to the unit and to return your keys to unit.

Air Conditioner Program

Each spring for a fee MJHA staff will install your personal air conditioner(s). This fee will cover the installation, inspection, removal and usage surcharge. There will be a sign-up sheet available in early spring. Installations will begin in May subject to the weather. Removal of the air conditioners is subject to the weather as well and will take place in October.
You are required to have your own air conditioner(s) and please indicate on the list if you have had this unit installed in previous years. Timothy Eaton Gardens, Chester Road, River Drive and the 11th Avenue SW, and River’s Edge allow only portable air conditioner units. For all other suites or houses a portable A/C unit is recommended.

Lawnmower Program

Everyone wants a great yard to enjoy all summer! Don’t have your own lawnmower? Tenants can pay a small fee and use ours!
Here’s how it works:
The program starts approximately in May each year and goes all summer ending in the fall depending on the weather. At the beginning of the season, you complete a form and pay an annual fee at the Moose Jaw Housing Authority Office.
Once you are registered you will call the office at 306-694-4055 to book a date and time when you wish to use the lawnmower; morning, afternoon or overnight (Monday to Wednesday only). The lawnmower will be delivered to your home and picked up later that same day. You MUST be HOME when the lawnmower is delivered. The lawnmower will always be full of gas and oil when delivered. As an added bonus, and if time permits MJHA staff will trim the fence line and alleyway when the lawnmower is picked up!

**The lawnmower will not be dropped off if you are not home. The lawnmower will also not be dropped off if it is raining.

5 Ways to be a Good and Considerate Neighbour
1. Get to know your neighbours.
Introduce yourself and take the time to wave and say hello.
It will be much easier to solve problems that may arise later is you and your neighbours are acquainted and feel comfortable. Approaching each other
2. Respect your neighbours privacy and property.
When parking on the street, park in front of your residence.
Don’t blow snow or grass on neighbours driveway or sidewalks.
Don’t let kids run or play in other people’s yards unless they have permission.
Ensure conflicts between children do not cause conflicts between parents.
Control your guests. You are responsible for the behaviour of your guests.
3. Take care of your yard.
Mow grass and weeds and pick up litter and trash.
Be timely about putting out trash/trash bins and bringing in trash bins.
Don’t keep junk vehicles in the yard or driveway.
4. Talk to your neighbour openly and with respect when you have a concern.
5. Learn and follow your community’s bylaws on pets, noise, etc.
If pets are allowed, keep them in your yard and pick up after them when walking them in the neighbourhood.
Keep noise down at night (eg loud music or vehicles with loud mufflers).
Reducing the potential for noise complaints
One of the major reasons for police to visit your party is because there was a noise complaint.
Let your neighbour know you are having a family gathering or a party before it happens so that they expect some noise and know the reason for it.
Let them know that they contact you if they have any concern. Having them contact you instead of the police force.

Some changes are good and some are bad.
Even in the best of circumstances it is human nature to resist change when it occurs
Learning to embrace change will reduce negative impacts and assist moving through barriers in one’s life Having an optimistic outlook goes a long way in coping with change.
Some things we need to consider are: how and why we feel the way we do when we go through change: that we should allow ourselves the time to understand and work through the change
During a change we must understand our strengths and weaknesses and understand what motivates one person may be different than another
How can I manage change?
Managing change starts with being aware of coming change and understanding why change is needed.
Generating a desire for change will help you support the change that is occurring and allow you to embrace the change in a positive manner.
It is helpful to ask ourselves “How do I feel and react in times of change?”
Gather information about the coming change and so you are better able to accept the change. Knowledge empowers us to move through change to a desired outcome.
Once we accept change, we can adapt our skill set and behaviours to handle the change when we experience it and reinforce our positive attitudes towards change
Something to think about . . . Respect your priorities and those of others: Everyone has different priorities, motivations and issues to deal with. Priorities may change depending upon a person’s stage in life and change in circumstances.

The Advantages and Potential Cost Savings of Tenant Insurance
MJHA does not require insurance for tentants but we do recommend it
The Benefits of Tenant Insurance
Your landlord has building insurance, which covers your home and appliances.
Since building insurance does not cover your personal belongings, such as clothes, toys and furniture, you may wish to purchase tenant insurance
If a fire or other disaster occurs and your personal belongings are list or damaged, your tenant insurance will cover the costs to replace them.
Insurance covers costs associated with alternate living arrangements if your you are displaced.
Tenant insurance also protects you from having to personally pay compensation to a person who is injured on your property.
What Kind of Insurance is Available?
Basic tenant insurance provides coverage for liability and coverage for risk
There are a few kinds of tenant insurance, but all of them protext against fire, lightning, an explosion, vandalism, water pipes leaking, windstorms, or hail, electricity surges, and possibly identity theft
Speak to an insurance broker to find out about kimits and conditions
What Happens if I Don’t Have Insurance
If an incident in your home, such as a fire, causes damage to your personal belongings, you would have to use your own money to replace them.
If someone is hurt because of your lack of proper care and attention, you would have to pay for their damages and loss.
How Much Does Insurance Cost?
Costs very according to where you live, the type of hope you live in, and the amount and kind of items you are insuring.

Family Housing

Family Housings
Family housing is for lower-moderate income households that have at least one dependent child, a satisfactory rental history, and incomes and assets below limits.
Current income limits in relation to the number of bedrooms required as defined by Saskatchewan Housing Corporation. Please see our Forms tab for the current Social Housing Program Rates Schedule.
Placement depends on availability, houses and apartments are assigned according to the size and needs of the family. Depending on the property, there may be additional costs such as utilities and parking.
Applicants must be either a Canadian Citizen or a Landed Immigrant.
Security Deposit: $326.00
Rental Rates: Rent varies depending on gross household income. Families receiving social assistance will pay a set amount that has been determined by the Ministry of Social Services. As a general rule, rent will not exceed 30% of your gross household income.
Expenses like telephone, cable TV, internet, etc. are not considered to be utilities and are always the responsibility of the tenant. Depending on where you live, responsibility for utilities varies.
Appliances: Fridge and stove in each unit
Laundry: Hook-up available in detached and semidetached units. Multi-unit buildings may have either shared laundry facilities in the building, in the suite or a space in the suite for the tenant’s own washer and dryer.
Additional Services:
Professional maintenance services and personnel
24-hour emergency maintenance service
Annual inspection and maintenance on furnaces, etc.

Senior housing is for people with low-to-moderate incomes 55 years of age or older and capable of independent living.
Canadian Citizens or Landed Immigrants.
Security Deposit: $326.00
Rent: is approximately 30% of your gross monthly income.

Selling your current home
If you are planning to sell your home, you may be concerned about leaving it empty while waiting for it to sell or that it may sell so quickly that you could be left without a place to live. You may wonder if you need to wait until your house is sold before applying for an apartment with MJHA.
This is a very common situation for many older adults and the MJHA has had extensive experience in handling this situation. Your best course of action is to apply then discuss your circumstances with Tenant Services during your interview. Tenant Services will be happy to discuss with you the best way to handle a move. Rest assured, you will not be left out in the cold!
Physical restrictions
You may wonder what happens if you were to fall, for example, and could no longer manage without a walker? Would the MJHA expect you to move out?
You would not be required to move out. Although independence is always a requirement, the MJHA facilities are most accommodating to the needs of older adults. You are also free to make arrangements with home care that you feel could be helpful to you.

Affordable housing
Affordable housing is available to moderate-income persons. Each applicant must provide income verification in order to determine eligibility for the program and household incomes will be reviewed annually.

Rent: 1 Bedrooms – $660 2 Bedrooms – $860
Utilities: Tenant pays their own power and energy. A monthly fee will cover other utility costs.

– Parking is a monthly fee and subject to availibility
River’s Edge Apartments
Rent: 2 Bedrooms – $925 3 Bedrooms – $1075
Utilities: Tenant pays their own power and energy. A monthly fee will cover other utility costs.

Family Tenant Association

Family Tenant Association
The Family Tenant Association (FTA) is comprised of family tenants that rent from the Moose Jaw Housing Authority and live in social housing. The objective of the Tenant Association is to support tenants as they strive to build and maintain their independence.
Programs and activities are decided on by a committee of tenants, headed by an executive committee comprising of a President, Vice President, Secretary and Treasurer.
Let Your Voice Be Heard
The FTA exists for the benefit of tenants helping tenants. To make our programs and events the best they can be we need to hear from you! What do you like best about our programs? Is there something that could use a revamp? Is there some way we can communicate more effectively? Let us know so we can all benefit and grow together!

Get Involved!
Come to a regular meeting and have you voice heard! Meeting dates and times may change from month to month. Phone the office to find out when the next meeting is. As more programs and events are developed after business hours, FTA Committee members are needed to lead them. As more people are willing to lead, more events can be made available for the benefit of all family tenants.
The Tenant Services Officer assists the family tenants and the Family Tenant Association.

Gym/Fitness Membership Reimbursement Program

Gym/Fitness Membership Reimbursement Program
This is a reimbursement program for any tenant that lives in social housing and has purchased a gym/fitness membership.
How does it work?
Registration: Interested tenants must register at the Moose Jaw Housing Authority office at 255 Caribou Street West, Monday to Friday between 8:30 AM and 5:00 PM.
Payment: Tenants are required to bring in their receipt showing that they have paid for the gym/fitness membership. This can either be a yearly membership paid in full or on a monthly contract. If the tenant has a monthly contract, they will have to bring in proof every month to show that the payment has been made in order to get their reimbursement.
Receive: Once proof of payment has been brought into the MJHA office, you will then qualify to receive up to 75% or $45.00 whichever is the lesser amount reimbursed to the tenant.
Who is Eligible?
Current family tenants of the Moose Jaw Housing Authority who are in social housing and whose rent is geared to their income. Tenants with a ‘zero’ or credit balance on their account. Tenants that have given their Notice to Vacate or are under an Eviction Order are not eligible.

Some Rules Apply
- This service is available only to current social housing tenants with the Moose Jaw Housing Authority.
- Tenants that are moving or evicted do not qualify.
- Only one gym/fitness membership per household.
- Reimbursements will only be made to the adult of the household. This will not be handed over to the children in the household, grandparents, friends, etc. who are acting on behalf of the adult of the household.
Suds-Your-Rugs Program

SUDS YOUR RUGS?
Carpets in need of a good cleaning? We partnered with Seals Restoration so you can have your rugs shampooed for a small cost to you! You can use this program twice a year!
How does it work?
Registration: Interested tenants must register at the MJHA office at 255 Caribou Street West, Monday to Friday between 8:30 AM and 5:00 PM. The Tenant Services Officer will contact Seals Restoration and have them call you to set up a time. IMPORTANT: The tenant must be home to allow the contractor into their home.
Payment: Tenants make a cash payment at the time of registration. Cheques will not be accepted.
Who is Eligible?
Family tenants of the Moose Jaw Housing Authority who are in social housing and whose rent is geared-to-income. Rent must be current with no outstanding balances.
Tenants that have given their Notice to Vacate or are under an Eviction Order are not eligible.

Some Rules Apply
- Tenants must carry out the checklist requirements provided by the shampoo contractor. They will receive the checklist when they register.
- The shampoo contractor will not move furniture or items that the tenant is responsible to move

Seasonal Dumpster Drive

Dumpster Drive
The Family Tenant Association holds a dumpster drive twice a year. A Custom Bins dumpster is placed near our complexes. Tenants will be allowed to dump items that cannot go through their regular garbage collection into the dumpster free of charge!
We do ask that smaller or loose items be sealed in garbage bags and/or boxes.
