Rent is based on income and is approximately 30% of your gross household income.

Minimum rent is $326.00.  Security deposit is $326.00.

Verification of all gross household income must be submitted when applying for housing.

Verifiable income documents depend on your circumstances.

You might be asked to provide additional proof of income (up to 12 months).

The application must be filled out in its entirety, including the landlord reference check and listing all of the household members.

Once we receive the completed application we will set up an appointment with our Tenant Services Officer.

Applicants are placed according to need, not in the order of first-come, first-served; during your meeting the Tenant Services Officer may be able to give you an idea of waiting time. The following items are considered in determining priority for housing:

  • The gross monthly income of all adult members of the household;
  • Your current accommodations, and your ability to afford these accommodations;
  • The condition of your current accommodations;
  • Availability of suitable housing units;
  • Any physical, social or financial needs that are making your move necessary.

Applicant preferences will also be a factor in speed of placement.  You have some control over how long you wish to wait.  If you are not concerned about which building you move to, for example, you may have an easier time being placed than an applicant who prefers a certain building, floor, etc. This is particularly true if there are no vacancies in the building or on the floor you wish to move to. For example, if an applicant wishes to remain close to current day care or school, the wait may be longer because there may not be vacancies in that particular area of the city when the applicant initially applies. You may need to consider what compromises you are prepared to make, if any.

Once approved, applicants are always given enough time to give a proper “Notice to Vacate” to their current landlord.

As of August 1, 2018 all our properties are non-smoking.
